Pricing & Quotes

How does your pricing work?

We provide free, no-obligation quotes based on a proper assessment of your property, not a guess over the phone. Every quote reflects the surface type, size, condition, access, and the correct cleaning method (soft washing, pressure washing, biocide treatment, and so on). We’re transparent about what’s included so there are no surprises on the day.

Are your quotes free and no-obligation?

Yes. Completely free with no obligation to proceed. We’ll assess what’s needed, explain our recommended approach, and give you a clear price before any work is booked.

Do you give fixed prices or estimates?

We quote fixed prices for the work agreed during your assessment. If we discover something unexpected on the day, for example, severe staining requiring extra treatment, we’ll discuss it with you before doing any additional work.

What affects the price of exterior cleaning?

Key factors include surface type and area size; level of moss, algae or staining; access (height, ladders, parking); method required (soft wash vs pressure wash vs biocide roof treatment); and whether additional services are included such as gutter clearing, sealing or tarmac restoration. Two similar-looking drives can price differently if one needs re-sanding or heavy pre-treatment.

Is there a call-out fee or hidden charges?

No hidden call-out fees for locations within our standard coverage area across Doncaster and South Yorkshire. Your quote includes the agreed scope of work. We don’t add surprise fees on the day.

How do I pay, and do you require a deposit?

Payment details are confirmed when you book. For most domestic jobs we invoice on completion once you’re happy with the result. For larger commercial projects or staged work, a deposit or staged payments may apply. We’ll always confirm this upfront in writing.

Why might my quote be different from a neighbour’s?

Properties rarely match exactly: roof pitch, tile type, driveway size, staining severity, access and treatment method all affect price. We quote individually so you pay for what your property actually needs, not a generic one-size-fits-all figure.

How do I get a free quote?

Contact us with your postcode, what needs cleaning and photos if possible. You can also call 07512 322210. We’ll respond with a free, no-obligation quote for your property.

Safety, Biocide & Products

What is a biocide treatment?

A biocide is a professional-grade treatment, typically sodium hypochlorite-based at controlled dilution, applied to kill moss, algae, lichen and bacteria at the root, not just wash away what’s visible. It’s central to long-lasting roof cleaning, render cleaning and soft washing results, and is applied by trained professionals at the correct coverage and dwell time.

Is biocide safe for pets?

We take pet safety seriously. During application and for a short period afterwards, pets should be kept away from treated surfaces until the area has been rinsed and dried as appropriate. We’ll advise you on recommended access restrictions for your specific job before we start, typically a few hours, longer in damp weather.

Is biocide safe for plants and gardens?

We protect planted borders and lawns where possible by pre-wetting vegetation, careful application and controlled rinsing. Mild overspray on established plants is usually harmless once diluted and rinsed, but we recommend covering prized plants or moving pots if you’re concerned. We’ll walk you through any precautions for your garden before treatment.

Is biocide safe for children?

Yes when applied correctly and with sensible access restrictions while products are active and surfaces are wet. We’ll advise you to keep children off treated areas until rinsed and dry. Our products are professional-grade and applied by trained operatives, not DIY strengths from a hardware shop.

How long before pets and people can use the area again?

It depends on the treatment and weather, but typically treated paths, patios and driveways can be used once rinsed and dry, often the same day. Roof and render biocide treatments may require keeping windows closed briefly during application and avoiding direct contact with treated surfaces until dry. We’ll give you clear guidance on completion.

Will cleaning runoff harm my lawn?

We manage runoff with pre-wetting, controlled application and rinsing to minimise impact on lawns and planting. Brief contact with diluted rinse water on established grass is generally fine. We’ll flag any extra precautions if your garden layout needs them.

Do I need to stay indoors during treatment?

Not usually for exterior work, but during roof or render soft washing we may ask you to keep windows closed briefly while spraying nearby elevations. You don’t need to leave the property unless you prefer to. We’ll let you know before we start.

Results & Aftercare

How long do cleaning results last?

It depends on surface, exposure and method. A basic jet wash may look good for weeks; a professional clean with biocide treatment typically keeps roofs and render clearer for several years, and drives or patios for 1–3+ years before significant regrowth. Shaded, north-facing or tree-covered areas may need attention sooner.

When will I see full results after biocide treatment?

You’ll see immediate improvement after the clean, but biocide continues working over days and weeks as remaining organic growth dies off, especially on roofs and render. Full results often develop over 2–8 weeks depending on weather and severity. Rain often helps the biocide work in many cases.

How often should I have exterior cleaning done?

Roofs in moss-prone areas: every 2–4 years with biocide treatment. Driveways and patios: typically every 1–3 years depending on use and shade. Render: every 2–5 years. We can recommend a sensible maintenance schedule after your first clean rather than selling unnecessary repeat visits.

Why do your results last longer than a standard jet wash?

Because we kill organic growth at the root with professional biocide where appropriate, not just blast off visible moss that regrows quickly. Correct method, dwell time and finishing treatment make the difference between a short-term cosmetic clean and lasting results.

Will moss come back after roof cleaning?

Some regrowth over time is natural in the UK climate. Biocide roof treatment dramatically slows regrowth compared to scraping or pressure washing alone. Regular maintenance every few years keeps roofs manageable and avoids heavy buildup that can hold moisture against tiles.

Roof Cleaning

Do you walk on roofs when cleaning?

We assess each roof individually. Where safe and appropriate we may use roof ladders, crawling boards and harness systems, always prioritising safety and protecting tiles. Many soft-wash roof cleans are completed from ladders or low-pitch access without full roof walking. We never walk on fragile, damaged or unsafe roofs.

Is roof cleaning safe for my tiles or slates?

Yes when done correctly, which is why we use soft washing and biocide for most roofs, not high-pressure blasting. Pressure on the wrong roof can strip coatings, break tiles and force water under slates. We assess tile type, age and condition before choosing the safest method.

Will roof cleaning damage my roof?

Not when performed with the correct low-pressure soft wash and biocide approach. Damage usually comes from untrained operators using excessive pressure or walking on tiles without protection. As roof cleaning specialists we match method to material: concrete, clay, slate, corrugated and coated profiles.

What types of roofs do you clean?

Concrete and clay pantiles, slate, stone, corrugated metal, conservatory-linked roofs and more across Doncaster and South Yorkshire. If we’re unsure about a specialist material, we’ll say so honestly rather than risk damage.

How is moss removed from a roof?

Usually soft washing with a professional biocide, applied at low pressure so tiles aren’t damaged. Heavy moss may be gently removed once dead or loosened; we don’t scrape aggressively across fragile surfaces. Biocide roof treatment follows to kill spores and slow regrowth.

Do you always apply biocide after roof cleaning?

On most roof moss removal jobs, yes. It’s what delivers long-lasting results. If a roof only needs light maintenance or biocide isn’t suitable for a particular surface, we’ll explain why and agree the approach with you beforehand.

Driveways, Patios & Hard Surfaces

Will pressure washing damage block paving?

High pressure at the wrong angle can dislodge joint sand and loosen blocks. We use controlled pressure washing services with appropriate techniques and flow settings for block paving, and can advise on re-sanding if joints have eroded over time.

Do you re-sand block paving after cleaning?

We can discuss re-sanding if joint sand has been lost through age or previous poor cleaning. It’s often quoted separately as it’s a distinct stage after the paving is clean and dry. We’ll inspect your drive and recommend honestly whether re-sanding is needed.

Can you remove oil stains from driveways?

Many oil and tyre marks lift significantly with professional degreasing and pressure washing, but deep or old stains may lighten rather than disappear completely depending on how long they’ve soaked in. We’ll set realistic expectations at quote stage.

What’s involved in tarmac restoration?

Cleaning moss and algae, often pressure washing, then applying specialist tarmac restoration and sealing products to restore colour and protect the surface. It’s separate from a standard wash, ideal for faded, mossy drives that don’t need full relaying. See our tarmac restoration page for more.

Is soft washing safe for Indian sandstone and natural stone?

Yes. Natural stone should almost always be soft washed, not high-pressure blasted, to avoid pitting and joint damage. We use low pressure with appropriate biocide solutions for patio cleaning on sandstone, limestone and similar.

Should my patio be sealed after cleaning?

Not always required, but sealing can help porous stone resist staining and algae. We recommend sealing when it adds value for your stone type and usage. We’ll advise after cleaning when you can see the condition properly.

Methods, Render & Equipment

Is soft washing safe for K-Rend, silicone render and pebbledash?

Yes. Render cleaning should be soft washing. High pressure erodes thin render coatings and forces water behind the surface. We use render-appropriate biocide soft washing to clean without the damage caused by aggressive jet washing.

What’s the difference between soft washing and pressure washing?

Soft washing uses low pressure with specialist cleaning solutions and biocide, ideal for roofs, render, UPVC, sandstone and delicate surfaces. Pressure washing uses higher mechanical force with water, suited to block paving, concrete, tarmac and hard landscaping. We always choose the correct method per surface. Read more on our Process & Treatments page.

Do you clean gutters, fascias and soffits safely?

Yes. We use professional reach-and-wash equipment and ladders as appropriate to clear gutters and clean fascias and soffits without unnecessary roof access. Exact access depends on building height and layout.

Can you clean conservatory roofs without damage?

Yes. Conservatory cleaning typically uses pure-water pole systems or low-pressure soft washing to avoid scratching polycarbonate or glass panels. We don’t walk on conservatory roofs unless the structure is designed for it and conditions are safe.

Booking, Access & Process

How long does a typical job take?

Half a day to a full day for many domestic drives, patios or roof cleans. Larger properties, heavy moss or multi-service bookings can take longer. We’ll estimate duration when we quote so you can plan access and parking.

Do you need access to water and electricity?

Outside tap access is usually required for soft washing and biocide work. We carry our own professional equipment and may use a generator or your electricity depending on the job. We’ll confirm at booking.

Do I need to be home during the clean?

Not always, provided we have agreed access, parking and tap access. Many customers leave a key or grant side-gate access. We’re fully insured and happy to discuss what works for your schedule.

What happens if it rains on my booking day?

Light drizzle doesn’t always stop soft-wash biocide work, rain can help activation. Heavy rain, high winds or unsafe conditions may mean rescheduling. We’ll contact you early if weather affects your appointment.

What is your cleaning process?

Every job follows our proven 8-step process: property assessment, safe chemical application, pressure or soft washing, biocide treatment, full rinse, final inspection, clean completion, and we invite happy customers to leave a Google review. Full detail on our Process & Treatments page.

Do you work at weekends?

Weekend appointments are sometimes available depending on schedule: contact us with your preferred dates and we’ll do our best to accommodate domestic and commercial bookings.
